Are you having water problems in the basement? This customer was…the water from the patio was flowing toward the house instead of away from it. We lifted up the patio, allowing water to run the right direction and then sealed up the joint, no more problem! It’s not uncommon for back patios that are sloping the wrong direction to allow water to leak into the basement. Why do back patios sink like they do? That’s a great question! At least here in the Omaha, NE metro area, we see them sinking everyday, which certainly seems crazy! The number one reason for sinking concrete in general (especially when the home is new) is poor soil compaction. That issue is followed closely by water. Water washing out the patio substrate being the real cause.

So what is the solution to sinking concrete patios?

The first issue could be addressed by the initial builder or concrete installer assuring that the soil/substrate was compacted sufficiently.  Unfortunately it’s really rare to see proper compaction being done when the home is built. The second issue, in large part could be mostly eliminated by caulking the concrete (which we’re happy to do). Caulking keeps water from flowing down through the expansion and control joints. Once the water flows down through the joints, it begins washing out soil/substrate. Once this occurs, concrete is going to sink and crack, almost every time. The other way to prevent water problems with concrete is proper gutter drainage. That means downspouts that don’t funnel water to a location where it can seep down below the concrete.
